The property was in great condition very modern. Overall very clean and offered clean towels for everyday. Beds were comfortable. Huge pro was onsite free laundry with washers and dryers available. Nijo castle bus stop is across the street very convenient to get where you need to go or connect. Staff was very friendly.

The room is spacious enough for a family of four. Although the walk to the train station is quite long, there is easy access to bus stops. However, the automatic light at the front door was quite annoying at night, as it was overly sensitive to any movement.

We stayed on adjoining ground floor apartments. Each apartment had two queen sized beds (plus two extra futons), a raised tatami sitting area, a kitchenette, 2 toilets and a Japanese style bathroom (shower area and a deep tub). Each opened to a beautiful private garden with outdoor seating. There's a common laundry area next to the reception with washers and dryers. There's a large supermarket across the street and a couple of convenience stores, some restaurants. Buses to Kinkakuji and Arashiyama as well as to downtown (Shijo/Sanjo Kawaramachi) are just around the corner. Nijo is just across the road (on Horikawa-dori) and the Imperial Palace is a 10 minute walk away... We got 50% off when we booked so very reasonable even at full price. 100% recommended!
