We were able to reach the property on foot after getting off the tram at Haymarket Station. Took less than 5 minutes. We were given a code ahead of time for the front door and our room and we appreciated that they were the same so you don’t have to try and remember so many numbers. Our room was on the first floor, no elevators guys, but it wasn’t a problem for us because we only had two carry ons. The room was small but clean and the bed extra comfy! Bathroom was tight and although older everything was functioning and clean. Really appreciated being able to leave our luggage after check out at their second property just 5 minutes away.

We enjoyed the period architecture with modern furnishings. It doesn't have a lift, which was a problem with bulky luggage. The hotel is positioned well, with a short walk into the new town, or accessing more of Scotland by rail/road. The kitchen was well stocked for cooking, but not very spacious for two hungry people. Overall, it suits well for short stays more than long holidays.

Period property

Nice period property, 25 mins walk from Edinburgh Castle. Top floor room, with small kitchen with all you need to make food during your stay. Clean and comfortable.

The front door is a bit quirky (the instructions were good but I was late and tired and took a moment to remember them). The room was spacious and welcoming if a little too warm. The bed was a bit saggy. There are a number of switches which don't seem to do anything. And the room is so tall that heavy (and REALLY good!) curtains on a pole are very hard to manipulate.

I do not reccomend staying at this property. It is a rip off and not kept up.There are mostly cons and a few pros to staying here. Cons: * When we checked in we were given a room that already had someone staying there. We know because we were given the code to their room and saw all their belongings in the room. (So the security was not great.) We called the after hours number and were given a smaller, cheaper room. * The water did not always work. Sometimes we would turn on the faucets and nothing came out. Sometimes a trickle would come out. Other times it was okay. * The shower head was broken. It was suppose to be adjustable and go up and down, but the slide attachment was broken, so you got sprayed by water at mid body. * There are many stains on the carpets, cracks on the walls, and scuff marks. * There wasn't a safe in the room. * Various stuff was being stored in the entry way and halls. * The cost per night is ridiculously expensive. * There is no receptionist at this building. You have to go around the corner to get someone to help you. * The black out curtains don't cover the wondows fully, so light leeks in when you sleep. * It was a huge hassel to get them to refund the difference in money from the two rooms, and it will take a month for my credit card to be refunded. Pros: * The location is good. It is close to stores, retaurants and the train.

The place is splendid, really worth the money. Truly enjoyed the stay. We just struggled with wifi connectivity, but it would not change the fact that we had a lovely time in this place. Highly recommended.
