Very nice little hotel with very nice and friendly staff. Close walk to the beach. A little hot in the room but to be expected in the summer. There was a fan in the room to cool it down a little. Slept very well.

Feels like Faulty Towers
Email information prior to stay was excellent. Mismatch between hotels.com website information and hotel interactions. We expected to ‘pay at property’. Hotel demanded payment a day ahead over phone or booking would be cancelled. Then the card payment failed as they didn’t request correct security information so our bank wouldn’t authorise. (according to my bank) This resulted in three long and tedious phone calls to resolve. Despite the issue being on their side they put pressure on us to provide other cards details so they could try them which we were uncomfortable to do.
When we checked in we had to decide on breakfast choice there and then. They also needed to know the exact time we wanted breakfast and phoned us multiple times to get this. It felt like a lot of pressure.
Sadly, this overshadowed our stay and the nice touches such as help yourself to cake and refrigerated water available 24 hours seemed insignificant by comparison.
Not somewhere we would return to in a hurry.

Lovely but expensive
Newly refurbished with home made cakes and good quality breakfast. Very warm welcome and close to the seafront.
Very expensive at £95 for a a tiny en-suite single bedroom, up 6 flights of steps. Plus parking is £4 a night.

The room was clean and the hotel a short walk from The Leas and the beach front, I found the countertop bathroom sink was too high for me to wash my face in comfortably.

Charming guest house tastefully renovated and with a warm welcome. Free on street parking and we were lucky enough to get a space right outside. Access to the private garden square at rear. Good location for access to town restaurants and the Leas promenade. Hearty cooked breakfast to order. Will stay again for our stopovers for an early Eurotunnel.

Nice, clean and simple B&B in a good area near the Leas Cliff Hall, great for a short stay.
I stayed for one night following an event at the Hall. I didn't interact with any staff; I was able to self-check in and out easily. The room was pleasant and surprisingly quiet even though my room (Indigo) faced a road and I had the window open. Very little noise from within the hotel as well.
